Rexburg, Idaho

BYU-Idaho rentals and semester turnovers

Rexburg's population jumped from about 25,000 to nearly 40,000 in a single decade, and almost all of that growth orbits BYU-Idaho. That makes it a landlord's town. Thousands of units sit in dense apartment complexes and converted houses near campus, filled and emptied on the semester calendar and run hard by students in between. Flooring here has to survive heavy traffic, frequent moves and the occasional overflowing sink, which is why waterproof LVP has become the default in rentals. It clicks together fast, shrugs off water and dents, and a single plank can be swapped when one gets gouged. The catch is the calendar. Turnover windows between semesters are short, so repair, recoat and install work has to be scheduled tight and finished before the next tenants sign. We plan rental jobs around those empty weeks. Rexburg isn't only rentals, though. Owner-occupied homes on the bench and in the older grid want real hardwood. Long bench winters bring the same entry wear, so recoats and refinishing come up often. New construction keeps pace with the student population, closing on builder deadlines over a mix of slab basements and crawlspaces. We moisture-test before every install, let boards acclimate indoors, and leave expansion room for the dry-winter shrinkage that opens seasonal gaps.

Getting around Rexburg's campus grid

Rexburg's streets run a tight north-south, east-west grid, with Main Street doubling as State Highway 33 and 2nd East carrying its north-south leg. US-20 drops traffic in at three interchanges, and the BYU-Idaho campus and the 2008 temple sit on the hill above downtown. Porter Park, the city's oldest, fills a downtown block with weeping birches and a 1926 Spillman carousel. The densest rental housing clusters south and east of campus, while newer family subdivisions spread onto the bench and toward the Teton River parks on the north edge. Typical jobs track the population: LVP installs and quick board swaps in apartments, full refinishes and recoats in owner homes, and new-construction flooring on closing deadlines. North of town the land falls to the Teton bottoms that the 1976 flood crossed, where older homes are due for new floors. We moisture-test slabs and crawlspaces before installing, schedule rental work for the gap between semesters, and measure every quote on site before writing it.

“Wood Flooring Idaho just finished our floors and they are beautiful! We had oak in the kitchen and wanted it extended into the dining room — their answer was “No Problem.” You absolutely cannot tell where they joined the new flooring with the old. They removed our tile entryway and replaced it with oak. Tyler is professional, particular and hardworking.”

Response from Tyler Moore

Shawna, it was our pleasure working with you and Craig. We are grateful for your business and friendship.

FAQ

Rexburg flooring questions

What flooring lasts longest in a Rexburg student rental?

Waterproof LVP, in most cases. It takes heavy traffic and frequent moves, resists water from overflowing sinks, and a single scratched plank swaps out without redoing the room. It also installs fast, which matters when the turnover between semesters is only a week or two. We schedule the work for your empty window.

Can you fit a floor job into the break between semesters?

That's how we plan most Rexburg rental work. Give us the move-out and move-in dates when you call (844) 954-6342, and we'll schedule the install, repair or recoat for the empty weeks. Dust-contained sanding limits the mess, and we map cure times so the unit's ready before new tenants arrive.

Do you work on owner-occupied homes, not just rentals?

Absolutely. Plenty of our Rexburg work is refinishing and new hardwood in family homes on the bench and in the older grid. Long winters wear the entries, so recoats and refinishing are common. We moisture-test before installs and put every quote in writing after measuring on site.
